HOW DOES “SELF MANAGEMENT” WORK?

Small Communities

Association Board Members of small communities, usually 3 or 5 members must have the desire to understand the aspects of the Virginia Condominium Act.  We find, in most cases that Board members are not even aware of this statewide law.  Our goal is to educate  you to the laws included in the Act and to advise yearly as laws are added.
Many communities have documents as old as 20 years that have not been updated.  They may have “resolutions” but not addendums.  This is a result of management companies charging astronomical fees to write and register addendums to documents.  Recently, our office received a call from a small community in Virginia Beach that had just paid $20,000 to a law firm for an addendum.  Our goal is to prove to you that we can assist in this area.  We work with you, we write the addendum at your instructions, we pass through our attorney if complicated and register it with the deed department of your city.  We do this for a fraction of the cost that many management companies charge.
Basically, our firm’s goal is to educate!  We have a roster of journeymen, plumbers, electricians, class A, B & C contractors who are a available at a fraction of what you are charged by a management company.  This is due to our research in order to provide the very best at the least amount of cost.

Large Communities (200 units or more)

Within every large community there will be foreclosures, short sales, sadly an owner passing.  When any of these happenings occur, we urge the community to purchase the unit.  We then locate a qualified person, train that person and afford that person a unit within the community at no rental cost.
You now have a community manager available to you 24/7 right on sight.  You have probably saved up to 50% of your management fee.
Even if a unit is not available, a properly trained manager can live close to the community until a unit becomes available.
We work with the Board members and the manager after hired at an hourly fee. Again, saving costs.  We still supply you with all of the education necessary for a proper Board to perform it’s duty, and direct a Community Manager.  We recommend that the manager be self employed under a 1099 but signs a qualified contract of duties.
